Inventory Rises While Home Prices Fall in Wilmington

Wilmington’s home prices year-over-year fell for the 6th straight month, according to the latest data from Realtors.com

  • Y-O-Y: The median listing home price fell to $516,750 in January, down 1.6% from last January and the 6th straight year-over-year decline.
  • M-O-M: Home prices rose 2.3% from December, this was the second straight monthly increase and the highest level since October.

Inventory. Active listings fell to 1,008 in December, down 6.5% from December and the second straight monthly decline.

  • Despite inventory levels Days on market rose to 73 in January, up 25.9% from December and the highest level since January 2023.

Hotness Index. Wilmington’s hotness index fell to 151 in January, a big drop from 113 in December and the lowest ranking since May 2021.
