Washingtonians Moving to Wilmington

Washington D.C. continues to hold the top spot of places where people are leaving to move to Wilmington, according to the quarterly data from Redfin.

  • Washington D.C. easily took the top spot with 226 net inflows in the fourth quarter, up from 221 in the third quarter and more than double the next city.
  • New York City was a distant second with 105 net inflows followed by Los Angeles (80), Charlotte (70), and Raleigh (58).

Going West. Those leaving Wilmington decided to go west in the fourth quarter, but not that far west. Asheville was the top destination for those living Wilmington with 22 net outflows.

  • Charleston, SC and Jacksonville, NC were the second most popular destinations with 14 net outflows each followed by Greenville, SC (+9) and Indianapolis, IN (+7).
  • Raleigh, which took the top spot in Q3 was not even in the top 10 in Q4.

Local Flight. More homebuyers were looking to leave the Wilmington metro area than looking to stay in the fourth quarter with 56% of Wilmington homebuyers searched to move out of Wilmington, while 44% looked to stay within the metropolitan area.

Nationally. Across the nation, 0.16% of homebuyers searched to move into Wilmington from outside metros, down from 0.17% in Q3.

  • Sacramento, CA was the most popular destination in the fourth quarter with 7,000 net inflows followed by Las Vegas (+6,400) and North Port-Sarasota (3,700).
  • Los Angeles was the top place to leave in Q4 with 30,300 net outflows followed by San Francisco(-32,000) and New York (-20,700).

Analysis. Dana Anderson, Redfin data journalist, says the migration boom is waning. “The share of U.S. homebuyers looking to move to a different metro area declined for the third straight month in November, dropping to 23.9%, the lowest share in a year and a half.”
